The most basic way to view it is that crawl space encapsulation turns your crawl space into a waterproof capsule. First, a waterproof vapor barrier is installed. This vapor barrier is usually made from heavy-duty plastics, laminates, and resins. Then the vents are sealed shut and the vapor barrier is sealed into place. This creates a clean, dry crawl space that protects against moisture, mold, pests, and other issues that can impact your home from your crawl space. So, why would you want to seal up your crawl space with an encapsulation?

Improved Air Quality – Vented crawl spaces routinely harbor mold, bacteria, and other nasties that can negatively impact your indoor air quality. Encapsulating seals all of that out so you can breathe easier.

Lower Utility Bills – Encapsulating your crawl space can reduce your energy bills by up to 20%. That’s some major cabbage!

Reduce Risk of Expensive Repairs – Moisture in the crawl space causes wood to rot–in the worst place to have rotting wood, where the supports for your house are! Moisture from crawl spaces can also cause floors to buckle. Both of these scenarios result in seriously expensive repairs to maintain the structural integrity of your home.

Encapsulation Steps in Newport, AR

Part of keeping your crawl space dry involves a sump pump. The state-of-the-art-SmartSump is designed just for crawl spaces. The liner and lid are designed to form a tight seal around the CleanSpace liner. Our Smart Sump is a combination of patented and custom components that make up a highly efficient and reliable water evacuation system for Crawl Space environments. To install this, we first create a hole in the floor, at the lowest possible elevation in the crawlspace approximately 21" in diameter and excavate down 21" from the floor surface. Set the liner in the hole with the lid approximately 1/4" below the surface of the crawlspace and backfilled with clean stone. Install the pump; check valve and section of 1 -1/2" PVC discharge pipe that extends above the floor. With the CleanSpace cut approximately 2" inside the liner base all the way around the diameter place the 2- piece lid around the discharge pipe and pull the electrical cord through the other opening in the top and then with the CleanSpace sandwiched between the base and sump lid, bolt the lid into place. Install airtight grommets and alarm. Mount Cord Captain to the 1 1/2" discharge line using supplied pipe clamp for wire management, hang system service envelope using 8" wire tie supplied and fill out all information on labels.

The next thing we install is our Drainage Matting- which is great for crawl space drainage under CleanSpace on concrete or dirt floors. The dimples allow better conductivity for water to get to the perimeter drainage or sump pump located in the lowest spot of the crawlspace. CleanSpace drainage matting also softens the floor and increases durability.

The CleanSpace Liner is carefully cut and installed in sections. Small holes will be drilled into the crawl space walls approximately 6" below the wood sill plate and every 3" along the wall. Nylon fasteners are installed to permanently secure the CleanSpace liner to the wall. The top edge of the liner is sealed to the walls with a polyurethane sealant. All seams are sealed with special 4" wide sealing tape and or sealant. The CleanSpace liner is also sealed around other objects, such as pipes, columns, and piers with any combination of sealant or concrete.

The last thing we installed was our SmartJack crawl space stabilizer- which is a supplemental support system for crawl space applications, great for sagging beams and floor joists that are caused by the length of span greater than spanning capability of the members. Floor load added after construction, exceeding design values, and weakening of members over time due to high moisture and rot. The allowable system capacity of the assembled Smart Jack steel components is 30 Kips (30,000 pounds) Axial compression tests completed at an independent laboratory on the assembled Smart Jack system, with and without a precast concrete footing, resulted in ultimate values between 56 kips and 90 kips. While the rigidity and strength of the Smart Jack components benefit installation and overall product stability, the allowable load applied to the Smart Jack system will nearly always be limited by the bearing capacity of the existing soil. The well-compacted crushed stone or recycled concrete base is a proven method to increases support for the higher bearing pressure condition immediately below the concrete footing, and then to absorb and distribute lower pressures to the existing soils. Should settlement of the Smart Jack system occur, adjustments are made easily by extending the all-thread rod.

The Smart Jack is designed to support axial compression loads only. The Smart Jack should not be used in applications where the system is intended to resist lateral loads.

Home inspection noted a few issues with the crawlspace that warrant further attention. There is no vapor barrier, and some joists are affected by moisture.

Terminix installed an encapsulation system with dehumidifier several years ago. We are experiencing some mold inside a wall in the house and some floor movement. We also hear critters under the house so know it can't be fully sealed. Terminix is now recommending a second dehumidifier and exhaust system to be added. We need a second opinion on the job. We are unhappy with the level of service they are providing and need to find a reputable and trustworthy company to get things corrected and maintain well into the future.
