Weak Foundation Repaired in Russellville Arkansas

This customer called us about cracks appearing in his walls, creaky floors, and cracks in the outside foundation walls. He thought there might be mold under his home, but was unsure how bad it really was. Once we got under the house we realized this home needed a lot of help. The beams were sagging and needed to be repaired. These beams were being held up by rocks and collapsing concrete blocks, as seen in the photo. These concrete blocks were sinking down into the dirt floor due to all of the humdity under this home. It was a bad situation, but we were able to help this homeowner save his foundation and make the home safer. 

We installed twenty-five Smart Jacks, we used these to help stablize the sagging beams. Smart Jacks are used to stop the settling of floors over time. We also installed a Sedona Sani-Dry to stop the growing mold. We also installed Clean Space under this home to reduce the overall moisture and humdity under the home. All of these things helped the overall enviroment of the home. 

Weak Foundation in Atkins, Arkansas Repaired

This is an older home and the homeowners knew that there were some foundation problems. The System Design Specialist went under the home and found a number of places where the support beams were sagging and needed to be replaced. He knew that he could solve all of the problems under the home with the products that we install. 

The crew had to start by removing insulation and grading the dirt floor. Once these things were done they installed drainage matting and clean space, these lock out any moisture that could affect the crawl space. Once the moisture problem was under control the crew then had to replace the beam, they installed a laminated beam that is strong and will last over time. For the sagging beams that were not replaced they installed 12 SmartJacks, these are adjustable steel piers that work to stop the settling of the home over time.

For the homeowner, Barbara T from had a question that we receive very often does standing water in a crawl space lead to negative impacts on your home.

Let's start with the walls. Think of concrete like a sponge. Many concrete structures, both new and old, are porous, especially basement and crawl space walls and foundation supports. Concrete can also become “soft” as it ages, allowing water to seep into crawl spaces. The water passing through concrete will cause expansion and contraction of the block walls, and eventually lead to cracks. 

Next, think bugs. Nothing attracts pests more than small, dark spaces, but water is their best friend. Standing water will attract pests and small animals and sometimes, even microscopic plant life. Termites are likely to welcome themselves into your home through a damp crawl space, swiftly aiding in the structural damage of your home.

Mold and mildew. Prolonged periods of moisture in a crawl space will promote the growth of mold and mildew. The difference between the two is in their intensities, but they are both equally as unsafe if gone unnoticed. Mildew is a surface fungus, while the mold is the sign of a larger infestation of fungi. This will not only damage the wood in your crawl space but also have adverse effects on a person’s health.

To prevent this from happening we installed our CleanSpace Liner for Barbara. Our CleanSpace Liner is a white/blue seven-layer reinforced laminate containing no adhesives. The outer layer consists of high strength polyurethane film manufactured using virgin grade resins and containing UVI and thermal stabilizers. CleanSpace is reinforced with two separate plies of a 900 denier polyurethane reinforcement laid in a diagonal pattern spaced 3/8" apart with an additional machine direction polyester every 3" across the width. The individual plies are laminated together with molten polyethylene.

Most times, water in the crawl space gets there one of three ways: a plumbing leak, water seepage from the surrounding soil (usually after heavy rain), or condensation. Humidity condenses on cold surfaces, like ducts, and drips onto the crawl space floor.

Puddles of water in the crawl space aren’t good, but the water itself won’t ruin your home. It’s the water vapor (or moisture) that causes rot, mold, energy loss, and attracts pests. The liner and lid are designed to form a tight seal around the CleanSpace Liner. The last thing we installed was our SaniDry Sedona. The Sedona eliminates damp, musty odors in your basement or crawl space by drying and filtering the air! Mold and mildew are musty smelling fungi that thrive in moist conditions. Dust mite fecal matter is the # 1 indoor allergen. The SaniDry Sedona will keep your home below 55% Relative Humidity- Mold won't stand a chance and dust mites will die off!!

We determined the best plan of action was to do a Mold-X treatment, as well as utilizing our drainage matting and a SaniDry Sedona dehumidifier.
